Preparing your home for sale

While our marketing programme ensures your property is exposed to as many potential buyers as possible, there are steps you can take to make sure your home looks its best when viewers call:

  1. Tidy up the garden to make your home appear more attractive and welcoming.
  2. Clean and polish windows and mirrors to add light and sparkle.
  3. Declutter your rooms. Hide any toys, bikes and coats away.
  4. Make the most of your kitchen and bathroom; for a buyer, they’re the most important rooms in the house.
  5. Keep the hall free of clutter. It’s the first room visitors see, and you never get a second chance to make a first impression.
  6. Highlight your home’s strong points. If you have a feature such as a stained glass window or original fireplace, draw attention to it with ornaments or accessories.

If you would prefer one of our trained sales consultants to show viewers around your home, please let us know and we’ll arrange for them to be there to greet your visitors when they arrive.

Receiving an offer

When a buyer makes an offer for your home, we’ll let you know immediately, by ‘phone and in writing.

Our trained staff are highly experienced in negotiating and liaising between clients and potential buyers to secure a price that represents the best possible deal for you.

They’ll also check up on and inform you of the status of your buyer; do they have a property they’ve yet to sell? Are they in a chain or free to move right now? Whatever the situation we dig deep to give you the best advice.

With all the facts at your fingertips, you’ll be able to make a decision over whether or not to accept the offer. And of course, we’ll be on hand every step of the way with help and advice to guide you.

Going ahead with your sale

As your sale progresses, we’ll contact your buyer’s solicitors on a regular basis to make sure everything is happening as it should and report back to you with regular updates.

We pride ourselves on our ability to make a sale as quick and painless as possible by keeping in touch with all the parties involved, all down the line. In this way we are able to identify any potential issues that may hold up your sale.

Moving house

On a day agreed by the solicitors of both parties, you and your buyer will exchange contracts and receive a date for completion, which will be the day you actually move house.

It can be a hectic and stressful time for everyone, so we’ve prepared a step-by-step checklist to help you prepare for the big day:

  1. Redirect your post to your new address.

You can do this over the internet at the
Royal Mail website. The service takes ten days to set up, so
make sure you do it in good time.

  2. Give your bank and credit card companies your new address.

Identity theft is one of the fastest growing crimes. Making sure statements, new cards
and other correspondence go to your new address to reduce the risk of becoming a
    victim.

  3. Contact your Council Tax office.

You don’t want to be liable for Council Tax at your old home after you’ve moved, so let
your local office know as soon as you get your moving date.

  4. Let your utility providers know when you’re moving, and where you’re moving to.

On your moving day, you’ll need to make final readings of your gas, electricity and, if you
have one, water meter. Do the same at your new home as soon as possible after moving.

  5. Update your driving licence.

You can pick up a form to do this at any Post Office.

  6. Don’t lose your right to vote.

    www.aboutmyvote.co.uk
If the government don’t know where you live, they can’t register you as a voter. The
Electoral Commission has a section on their website where you can tell them about your
new address and how many people of voting age live there.

  7. Inform TV licensing.

To transfer your TV licence to your new address, call 0870 241 6468
